BUY PROPERTY IN CYPRUS

When buying property in Cyprus you basically have four choices of purchase method which are as follows:
RE-SALE: This is generally where the property is already built and is being sold privately by the owner of the property. The advantages of buying a property this way is that 99% of the time the property will come with Title Deeds. The main disadvantage with this is that you have to have the full amount of funds available for the purchase of the property unlike OFF-PLAN purchases where you could spread the payments over a period of time (see below).
OFF-PLAN: This is where one of the many developers in Cyprus has bought some land and is starting to build his new project of Villas, Apartments, or Townhouses whichever the case may be. Some advantages of buying via this method are you could have a say in regards to fixtures and fittings, a small deposit is paid on the proposed property that you intend to buy, and the remainder over an agreed period until the property is finished and the keys are handed over.(all this is down to individual negotiations with the developers). The main disadvantage of this method is that when you take posession of your property you could wait upto 5 years to be in possesion of the Title Deeds for your property. Though this would not cause a problem when coming to sell your property in Cyprus.
NEW BUILDS: As the name suggests these are properties that have already been built by the developer, they could have been part of a project or just an individual build. The main disadvantage of this type of property purchase is that you have no input into the build.
LAND FOR SALE: This is for people that want more control over the whole process of buying their property in Cyprus, you are able to design the Villa, Townhouse, Bungalow etc with the help of an Architect. This method could also work out cheaper than buying via any of the other methods. The main disadvantages of buying through this method depending on how you look at it is that planning permission will take a minimum of 6 months for your plans to be approved, in some cases the land purchased may be tied down to a specific developer so you are unable to choose your own building team.
